STATEMENT OF RENTAL POLICY FOR BROADMOOR
VILLAS
- We are an equal opportunity housing provider. We

status, or national origin. We comply with all state and local fair
housing laws
- Apartment availability policy. Apartments become
available when they are ready to rent. A vacant apartment will not
be deemed available until it has been cleaned, repainted, and repaired
for a new resident. We update our list of available apartments as each
apartment becomes available. An apartment that was unavailable in the
morning may become available later that same day.
- Occupancy guidelines at time of move-in or lease renewal. To
prevent overcrowding and undue stress on plumbing and other building
systems, we restrict the number of people who may reside in an apartment.
In determining these restrictions, we adhere to all applicable fair-housing
laws.
One family per apartment with the persons per-bedroom ratios below
being met:
1 bedroom------ 2 people + infant(s) under one year
2 bedroom------ 4 people + infant(s) under one year
Roommates must be 18 or older with the persons per bedroom ratios below
being met:
1 bedroom------- 1 or 2 roommates
2 bedroom------- 3 roommates
- Application process. You must submit a rental application
and answer all questions on the form. You must pay the non-refundable
application fee and application deposit. We will send your application
to our screening company, which will check your credit report, criminal
history, employment, and rental references to confirm that they meet
our rental criteria. If you meet our criteria, we will approve your
application.
- Rental Criteria To qualify for an apartment you
must meet the following criteria:
- Income. Your monthly income must be 3 times
the amount of the monthly rent. For roommates each one must
make 2 times the amount of the monthly rent. You must be able
to prove at least one year of employment. If you have been a
full time student at any time within the past year, we will require
you to have your lease guaranteed. If you are unemployed, you
must provide proof of a source of income.
- Rental History. You must have satisfactory
rental rental references from at least one year with no rental
related debts in the past three years.
- Credit History. The appropriate credit-reporting
agency will be accessed. Information will be verified via the credit
bureau.
- Criminal History. Any misdemeanor convictions
for crimes or acts of violence against persons or property, drug
related, prostitution, or felony charges will be denied. Once
a probationary time of one year has passed, client will be considered.
- Guarantors. (Immediate family only) We will
accept guarantor for first time renters and full time students
only. The guarantors must pass the same application and screening
process that you must pass.
In addition, the guarantor's fee is non-refundable, as it pays
for the screening process.
